Inspec Locations

Inspec has building enclosure and civil engineering offices in Chicago, Milwaukee and Minneapolis, MN. See what each office does and how to reach the right team.

Three offices, one consulting practice

Inspec is an independent architectural and engineering consulting firm working on building enclosures and civil engineering. We keep offices in Chicago, Illinois; Milwaukee, Wisconsin; and Minneapolis, Minnesota. Each office is staffed to look at buildings in person — on the roof, at the wall, below grade — and to put what we find in writing for the owner or manager who has to act on it.

Whichever office you reach, you are talking to consultants rather than a contractor. We inspect, test, investigate, design and advise. We do not carry out the repair work we recommend, which is what keeps our findings and our recommendations independent of who ends up doing the job.

Chicago, Illinois

Our Chicago office covers work in the city and the surrounding Illinois market, from high-rise facades and older masonry buildings to institutional campuses and low-slope roofs.

Milwaukee, Wisconsin

The Milwaukee office serves clients in southeastern Wisconsin, including owners and property managers dealing with weather-driven leakage, aging roof assemblies and enclosure work tied to a larger renovation.

Minneapolis, Minnesota

Our Wayzata office sits west of Minneapolis and handles Twin Cities work. If you are looking specifically for a roof inspection in Minneapolis, that page explains how the inspection itself is carried out.

What you can ask any office for

The offices draw on the same disciplines rather than each specialising in something different. In practice, that means a call to any of the three can start a conversation about roofs, walls, windows, waterproofing, testing or a leak nobody has been able to trace.

Buildings in more than one metro

Portfolios rarely respect state lines. If you own or manage property in two or three of these metros, you do not need to open a separate conversation with each office. One office can act as your point of contact, keep the scope and the reporting format consistent across sites, and bring in colleagues from the nearest office when a site visit is needed.

What happens after you get in touch

Tell us what building you have, what is going wrong or what decision you are facing, and which metro it sits in. From there we agree a scope, visit the building, and issue a written report setting out what we observed, what we think is causing it and what your options are. You keep the report and decide how to proceed.

Contractors looking for bid documents

Contractors do not need to contact an office to find out what is out to bid. Projects currently open for bidding, together with the documents that go with them, are listed on our bidding page.

Reach the right office

Common questions

Where are Inspec's offices located?
Inspec has three offices: Chicago, Illinois; Milwaukee, Wisconsin; and Minneapolis, Minnesota, which serves the Twin Cities metro. Street addresses and direct phone numbers for each are listed above. If you are not sure which one covers your building, send the address through the contact page and the inquiry will be routed to the right office.
Does Inspec perform the repairs it recommends?
No. Inspec is a consulting engineering and architecture firm, not a contractor. We inspect, test, investigate, design and advise, then help owners evaluate contractor proposals and observe the work. Because we never bid the repairs, our findings and recommendations are not tied to selling any product, system or scope of construction work.
Which office handles Twin Cities projects?
The Minneapolis, Minnesota office handles Twin Cities work, including Minneapolis and Saint Paul area buildings. It is the usual first contact for owners, facility managers and property managers in that market. Contact details are listed above, and our roof inspection page for Minneapolis describes that specific service in more detail.
Can one office coordinate work on buildings in all three metros?
Yes. Owners and property managers who hold buildings in more than one of these markets often ask for a single coordinating contact so that scope, field methods and report formats stay consistent across the portfolio. The field work is still carried out by the office nearest each building. Ask for this arrangement when you first call.
I'm not sure which office to contact — does it matter which one I call?
Not really. If you send us the building address along with a short description of the problem or the decision you are facing, we will route the enquiry to the office best placed to visit the site. You will not have to repeat yourself or start a second conversation with another office.
Do I need to come to an office, or do you come to the building?
Almost all of our work happens at your building. We visit the site to inspect, test or investigate, because roofs, walls and below-grade conditions cannot be assessed from a desk. Drawings, past reports and maintenance records can be shared electronically beforehand, so there is usually no reason to visit an office.
What should I have ready before I contact an office?
It helps to know the building address, roughly when it was built, what the enclosure is made of if you know, and a description of what is happening — where water appears, when it started, and what has already been tried. Any earlier reports, drawings or warranty paperwork are useful too.
Who typically hires Inspec?
Building owners, facility managers, property managers and architects. Owners and managers usually come to us with a performance problem or a capital planning question about an existing building. Architects more often bring us in during design or construction, for enclosure detailing, review or testing on a project they are leading.
