Common questions

Do you inspect houses in Minneapolis?
No. Our work is commercial, institutional and multi-unit property, and it is performed by consulting engineers and architects rather than residential home inspectors. We examine roofs, exterior walls, windows, below-grade waterproofing, pavements and stormwater systems, and we report on condition, cause of failure and remaining service life for owners and managers of those buildings.
Where is your Minnesota office and how far do you travel?
Our Minnesota office is in Wayzata, just west of Minneapolis, and it serves Minneapolis, St. Paul and the surrounding metro. Inspec also has offices in Chicago and Milwaukee. If your property sits outside the Twin Cities area, contact us with the location and we will tell you whether one of the three offices can cover it.
Will you also do the repairs you recommend?
No. Inspec never performs repair work and does not sell roofing or waterproofing products. We inspect, test, investigate, design and advise only. That separation means our findings, our repair recommendations and our judgment on whether work is needed at all carry no financial interest in the outcome, which matters when a report supports a budget or a claim.
What is the best time of year to inspect a Twin Cities building?
It depends on the question. Snow and ice cover can hide roof conditions, so general condition assessments are usually easier in warmer months. Winter, however, is when ice damming, condensation and interior leakage actually show themselves, so an active leak is often best investigated while it is happening. Tell us the symptom and we will advise on timing.
What does a Minneapolis property inspection actually cover?
It depends on the question you need answered. A scope may be limited to a single roof area or a leaking wall, or it may cover the entire enclosure: roofing, exterior walls, windows, sealants, flashings, below-grade waterproofing and site drainage. We agree the scope with you first so the report addresses the decision you are trying to make.
Can you inspect a building we are buying or refinancing?
Yes. Owners and investors bring us in before closing to document the condition of the roof and enclosure, identify deferred maintenance and flag conditions likely to require capital work. Because we are engineers and architects rather than contractors, the findings are written as an independent opinion of condition rather than as a proposal to perform work.
Do you look at parking lots and site drainage as well as the building?
We do. Our civil engineering group reviews pavement, curbs, sidewalks, grading and stormwater conditions, which matters in the Twin Cities because frost movement and poor site drainage often drive water toward foundation walls. A site review can be combined with an enclosure assessment so the whole property is documented in one visit.
Can you help us plan repairs over several years instead of all at once?
Yes. Many owners cannot fund every deficiency in one budget cycle. We can rank findings by urgency and consequence, separating conditions that are actively admitting water from those that can be monitored, so you can sequence work across budget years and know what each deferral risks.
