Design drawings and specifications for commercial site work

Civil design turns a site problem into a set of documents a contractor can price and build from. Inspec works with building owners, facility managers, architects and property managers to define the scope of site improvements, put the design on paper, and write the specifications that govern how the work is carried out.

We are consulting engineers and architects. Inspec does not perform construction work, sell materials or hold a contractor's interest in the outcome, so the design reflects what the site needs rather than what is convenient to install.

How the design process runs

Understanding the existing site

Design begins with what is already there: existing grades, drainage patterns, pavement and surface conditions, and any survey or record drawings the owner holds. Where the available information is incomplete, we identify what needs to be obtained before design decisions can be made.

Developing and reviewing the design

We prepare drawings for owner review, discuss the options where more than one approach is workable, and note where a decision affects cost, phasing or long-term maintenance. Site work often has to be built while the property stays in use, so access, staging and sequencing are part of the design conversation rather than an afterthought.

Bidding and construction phase support

Once the documents are complete, we can assist with issuing them for bid, answering bidder questions, and reviewing submittals and shop drawings during construction. Site observation during the work confirms that what is being built matches the documents.

What is included in civil design services?
A civil design assignment usually includes review of existing site information, site layout and grading design, drainage and site improvement plans, technical specifications, details for critical transitions, and bid-ready documents. The exact deliverables depend on the site and the problem being solved, and are agreed with the owner before design work begins.
Does Inspec build the site work it designs?
No. Inspec is a consulting engineering and architecture firm, not a contractor, and never performs the repair or construction work. That separation means the design reflects what the site needs rather than what a crew is equipped to install, and it allows us to review a contractor's work impartially during construction.
How does civil design differ from your pavement and stormwater pages?
This page covers the design process itself — turning a site problem into coordinated drawings, specifications and bid documents. Pavement engineering deals specifically with evaluating and designing asphalt and concrete pavements, and stormwater inspections and management covers inspection and compliance for stormwater systems. Many projects draw on more than one of these.
When should an owner bring in a civil design engineer?
As early as the problem is recognised. Involving an engineer before a budget is fixed means options, phasing and cost consequences can be weighed while choices are still open. Late involvement usually narrows the design to whatever fits the money and the schedule already committed to.
Do you prepare documents we can competitively bid?
Yes. Drawings and specifications are prepared so that every contractor bidding the project is pricing the same defined scope, which makes the proposals comparable. We can also assist during the bid period by answering questions from bidders and issuing clarifications, and by helping the owner review the responses received.
Can you work from a survey we already have?
Often, yes. If your existing survey or record drawings show current grades, utilities and property boundaries accurately enough for the work being designed, we can build on them. If the information is out of date or does not cover the design area, we will tell you what additional survey information is needed first.
Will you coordinate with our architect or other consultants?
Yes. Site work rarely stands alone. We coordinate grades, drainage and site layout with the architect, landscape designer or other consultants on the project so that the documents agree with one another and the transitions between site and building are resolved before construction begins.
Do you stay involved once construction starts?
We can. Construction phase services include reviewing submittals and shop drawings, responding to contractor questions about the documents, and observing the work on site. This gives the owner an independent check that what is being installed matches the design intent, and a record of the conditions observed.
