Common questions

Does Inspec build what it designs?
No. Inspec is a consulting engineering and architecture firm and does not perform construction or repair work. We prepare the design documents, help the owner bid the project to contractors, and then observe the installation. Because we have no stake in the installation, the specifications describe the performance the owner needs rather than a particular contractor's preferred method.
Can you design just one part of the enclosure?
Yes. Many projects are limited to a single assembly, such as a roof replacement, a window rehabilitation or a below-grade waterproofing installation. Even a single-assembly design has to resolve the transitions at its edges, so the documents will address how the new work ties into the adjacent roof, wall, window or foundation that is staying in place.
Do you work on new construction or only existing buildings?
Both. On existing buildings the design follows investigation of what is actually in place and how it is failing. On new construction we typically work alongside the architect of record from schematic design or design development onward, reviewing the enclosure concept, developing transition details and coordinating enclosure specifications with the project manual.
What do we need before design can begin?
For an existing building, reliable information about current conditions: existing drawings if available, and usually test cuts or exploratory openings to confirm the assembly, substrate and deck. If that information does not exist, a condition assessment or targeted investigation comes first and its findings become the basis of design.
What documents come out of an enclosure design project?
Usually a drawing set and a written specification. The drawings locate the scope and detail the transitions: parapets, penetrations, terminations, thresholds and changes in plane. The specification addresses materials, substrate preparation, sequencing, workmanship and warranty requirements. When the work is going out for competitive pricing, bid forms and instructions to bidders are prepared as well.
Are the specifications written around one manufacturer's system?
That is the owner's call, and it is discussed before documents are drafted. A specification can be written to performance criteria that several manufacturers can meet, or around a named system where an owner has standardized or a warranty position requires it. Inspec installs nothing and sells no materials, so the choice is driven by the project.
Who handles bidding and contractor questions?
Inspec prepares the bid documents, responds to questions raised during the bidding period, and issues addenda so that every bidder is pricing the same scope. We can also help the owner review the proposals received and compare them against the documents. Projects currently open for bid are posted on our bidding page.
Do you review submittals and shop drawings after design?
Yes, but that work sits under construction observation and administration rather than design. Submittal review confirms the proposed products and fabrication drawings match the design intent before materials are ordered. Owners frequently engage both scopes together so the same people who detailed the assemblies are the ones checking what arrives on site.
