What is Building Envelope Consulting?

Building envelope consulting focuses on evaluating and improving the components that separate a building’s interior from its exterior — including walls, windows, roofing systems, and waterproofing barriers. Our consultants help clients prevent air and water infiltration, optimize thermal performance, and ensure long-term durability through advanced testing, design reviews, and construction-phase services.

Why Building Envelope Consulting Matters

  • Enhances energy efficiency and sustainability
  • Prevents mold, leaks, and structural deterioration
  • Improves comfort and interior environmental control
  • Helps comply with local and national building codes (IECC, LEED, IgCC)
  • Reduces repair, warranty, and legal risk

Our Building Envelope Services Include:

Case Study: Sustainable High-Rise Retrofit

Challenge: Aging curtain wall system with recurring air leakage and thermal inefficiency

Solution: Comprehensive envelope audit, thermal scanning, and redesign of critical facade transitions

Result: Reduced air leakage by 42%, improved HVAC performance, and increased tenant comfort and energy savings

Common questions

What does a building envelope consultant do?
A building envelope consultant evaluates the parts of a building that separate inside from outside — roofing, walls, windows, joints and below-grade waterproofing — and advises the owner on what is happening and what to do about it. The work is investigative and advisory: observation, testing, analysis, drawings and specifications, and review of work in progress.
Do you perform the repairs you recommend?
No. Inspec is a consulting engineering and architecture firm. We inspect, test, investigate, design and advise, and we do not perform repair or roofing work. That separation matters when a report will be used to plan a capital budget, evaluate bids or support a claim, because our conclusions are not tied to selling the remedy.
How do I know whether I need consulting or a specific test?
If you already know the question — a curtain wall that leaks in wind-driven rain, for example — a targeted test or investigation may be all that is needed. If you are unsure where to start, or several systems are involved, a consulting engagement defines the problem first and recommends the appropriate testing from there.
Can you work with our architect and contractor during construction?
Yes. Owners bring us in during design to review drawings and details, during construction to observe critical transitions and mock-ups, and after occupancy when something leaks. Each stage carries a different scope and deliverable, and we set that out in writing before the work begins so responsibilities are clear to everyone involved.
