Common questions
Does Inspec's Milwaukee office do the repair work it recommends?
No. Inspec is a consulting engineering and architecture firm. We inspect, test, investigate, design and advise, and we do not perform repairs or supply materials. Owners hire contractors separately. We can prepare the drawings and specifications the contractors bid against, and observe the work in the field on the owner's behalf.
What kinds of buildings does the Milwaukee office work on?
Our clients are building owners, facility managers, architects and property managers, so the work spans commercial, institutional and multi-family property rather than single-family homes. Projects range from a single leak investigation on an older masonry building to enclosure design and field verification on new construction and major renovations.
We have a leak but no idea where the water is entering. Can you find it?
That is a common request. Water frequently enters well away from where it appears inside, so we work from the interior evidence back through the assembly, using water testing and, where needed, exploratory openings. The result is a written report identifying the entry point and the repair options, not a guess.
Do you handle site and pavement work as well as the building enclosure?
Yes. The Milwaukee office also covers civil engineering, including pavement engineering for parking lots and drives, and stormwater inspection and management for owners with ongoing compliance obligations. Enclosure and site issues often overlap, particularly where grading and drainage are pushing water toward a foundation.
What should we have ready before the first site visit?
Whatever you have: original or renovation drawings, previous inspection or investigation reports, roof and sealant warranties, maintenance records, and a history of where and when water has appeared inside. Dated photographs of the interior damage help a great deal. If none of that exists, we can still proceed — it simply means more of the picture is built on site.
Does Wisconsin winter weather affect when you can inspect?
It affects method more than timing. Snow and ice cover limit what can be seen on a roof surface and make test cuts impractical, so some work is better scheduled for milder conditions. Interior review, document review, leak history and elevation observations can proceed in cold weather, and an active winter leak is worth looking at while it is leaking.
Do you only work on existing buildings, or on new construction too?
Both. On existing buildings we investigate, assess and design remedial work. On new construction and major renovations we review enclosure details during design, and provide commissioning and field observation while the assemblies go up. Catching a transition detail on paper costs considerably less than opening a finished wall to correct it later.
Can your findings be used in a warranty or insurance discussion?
Our reports document observed conditions, the testing performed and our opinion of cause, supported by photographs. Owners regularly use that record when raising a matter with a roofing contractor, a product manufacturer or an insurer. We report what the evidence shows; we do not tailor conclusions to a desired outcome, which is what makes the record useful.
