An inspection from a firm with no repair work to sell

Inspec is a firm of consulting engineers and architects. We inspect, test, investigate and design — we do not bid or perform the repair work that follows our findings. For a Minneapolis building owner, facility manager or property manager, that separation matters most when the findings are expensive: the party telling you the roof needs work is not the party who would be paid to carry it out.

It also changes what a report can be used for. Because we are not pricing the job, the document can describe what is actually wrong, what can wait, and what should be corrected first — and it can be handed to whichever contractor you choose to bid from.

What the Minnesota climate does to a Minneapolis roof

Roofs in the Twin Cities fail seasonally, even when the stain on the ceiling appears in July. The conditions we most often trace problems back to include:

  • Ice damming at eaves, valleys and slope transitions, driven as much by heat loss and poor ventilation as by snowfall.
  • Drifted snow collecting against parapets, penthouses, mechanical curbs and changes in roof height, loading and wetting some areas far more than others.
  • Freeze-thaw cycling, which works water into open laps, flashing terminations, coping joints and masonry above the roofline.
  • Thermal movement across a wide annual temperature range, opening details at penetrations, expansion joints and metal edge work.
  • Wet insulation that never dries, quietly reducing thermal performance and corroding steel deck long before the membrane looks defeated.
  • Wind and hail from summer storms, which can leave uplift damage and bruising that is not visible from the ground.

Much of this is hidden. Where the surface looks sound but the building says otherwise, we use thermal imaging and other non-destructive methods described under roof moisture analysis to map wet areas within the assembly.

The site visit and the report

A visit normally covers the roof surface, flashings, penetrations, edge metal, drainage and rooftop equipment, plus the interior below — deck underside, attic or plenum spaces and any staining — because the inside often explains the outside. Safe roof access is arranged with you in advance.

Afterwards we issue a written report with photographs, our observations, the conditions we consider significant and the options available to you. Does Inspec repair the roof after the inspection?
No. Inspec is a consulting engineering and architecture firm, not a roofing contractor, and we never perform repair work. We identify and document conditions, and where an owner wants to move forward we can prepare repair or replacement documents and observe the work of the contractor the owner hires. That separation keeps our findings independent.
Which office handles Minneapolis projects?
Our Minnesota office is in Wayzata, in the western Twin Cities metro, and it handles work in Minneapolis. Inspec also has offices in Chicago, Illinois and Milwaukee, Wisconsin. Can a roof be inspected in a Minneapolis winter?
Partly. Snow and ice cover the surface and hide much of what a surveyor needs to see, so a full surface inspection is best scheduled once the roof is clear. Winter visits are still valuable for observing active leaks, ice damming behavior, interior evidence at the deck underside and thermal patterns that only appear in cold weather.
My ceiling stains only in winter. Is that a roof leak?
Not necessarily. In a cold climate, warm humid interior air escaping into the roof assembly condenses against the cold deck and drips back down, producing staining that looks exactly like a roof leak. Ice damming produces similar symptoms. Determining which one you have matters, because replacing the roof covering will not solve a condensation or air-leakage problem.
Do you inspect roofs on houses in Minneapolis?
Our clients are building owners, facility managers, architects and property managers rather than individual homeowners, so the work is on commercial, institutional and managed properties. Can you inspect a roof before we buy a Minneapolis building?
Yes. Documenting roof condition during due diligence gives you a written, photographed record of what you are acquiring and what it is likely to need. Because we do not sell repairs, the findings can be used in negotiation and then carried straight into your capital planning after closing.
We already have proposals from roofing contractors. Can you review them?
Yes. We can inspect the roof independently and compare what we observe against the scope each proposal covers, so you can see whether the work proposed addresses the actual cause of the problem, treats a symptom, or goes further than the condition warrants.
Does the inspection include the inside of the building?
Usually, yes. Deck undersides, attic or plenum spaces, ceiling staining and insulation conditions often explain what is happening above. Water rarely enters directly over the stain, so reviewing the interior alongside the roof surface is part of how we work out where it is actually getting in.
