Thermal Imaging For Building Inspections

Inspec's thermal imaging building inspections find hidden moisture, missing insulation, air leaks and thermal bridges without damage.

Thermal imaging is a powerful, non-invasive tool that allows building inspectors to identify hidden problems behind walls, under floors, and above ceilings. At Inspec, we use state-of-the-art infrared technology to uncover issues early—before they become costly repairs.

What is Thermal Imaging in Building Inspections?

Thermal imaging, also called infrared thermography, detects subtle differences in surface temperature using a specialized camera. These differences are translated into thermograms—visual representations of heat patterns. Infrared inspection helps identify problems not visible to the naked eye, such as water intrusion, missing insulation, or overheating components.

Why It Matters

Detecting building issues early prevents damage, reduces repair costs, and ensures occupant safety. Infrared inspections are fast, safe, and performed without damaging your building's structure. This makes them ideal for commercial facilities, industrial spaces, and multifamily buildings.

Key Benefits of Thermal Imaging

  • Detect moisture intrusion inside walls or ceilings
  • Find missing or degraded insulation
  • Reveal HVAC air leaks and thermal bridges
  • Identify structural defects or energy loss

Common questions

What can thermal imaging detect on a commercial building?
Thermal imaging identifies surface temperature variations that indicate wet insulation, moisture intrusion pathways, missing or defective thermal insulation, thermal bridges at structural connections, and air leakage around fenestrations and assembly transitions. It provides a non-destructive method for scanning large surface areas of roofs and exterior walls.
Can thermal imaging see through walls?
No. Infrared cameras do not see through walls or solid surfaces. Instead, they detect emitted infrared radiation from the surface of materials. Subsurface anomalies, such as trapped moisture or missing insulation, are detected indirectly because they alter the heat transfer rate and surface temperature of the wall or roof.
When is the best time to perform an infrared roof inspection?
Infrared roof moisture surveys are typically performed at dusk or during early evening hours after a sunny day. As the roof cools, dry insulation releases heat rapidly, while wet insulation retains heat longer due to its higher thermal mass, creating clear thermal contrast visible to infrared cameras.
Does thermal imaging replace physical core testing?
Thermal imaging does not completely replace physical verification. Thermography quickly maps suspect areas across large building surfaces, but independent verification through moisture meter probing, non-destructive impedance testing, or small core samples is standard practice to confirm the presence, depth, and extent of trapped moisture.
