Roof Failure Analysis Services

Expert roof failure analysis to diagnose water intrusion, system breakdown, and construction issues. Get professional insight and actionable solutions.

Roof failure can result in water damage, interior disruption, mold growth, and expensive lawsuits. At Inspec, our roof failure analysis services help you uncover the root cause of roofing system problems—and create a strategic plan for resolution. We combine forensic expertise, ASTM-compliant testing, and decades of experience to deliver clear answers and peace of mind.

What is Roof Failure Analysis?

Roof failure analysis is a structured forensic investigation that evaluates roofing performance issues like chronic leaks, blistering, delamination, or saturation. We examine materials, construction methods, environmental conditions, and drainage design to diagnose why the failure occurred—and what to do about it.

Why You Need Expert Roof Failure Evaluation

  • Uncover the true cause of persistent leaks or premature roof failure
  • Document findings for insurance or legal claims
  • Prevent costly mistakes with targeted remediation plans
  • Avoid full roof replacement by identifying isolated issues
  • Improve future specs and contractor oversight

Our Roof Failure Analysis Services Include:

Case Study: Retail Center Roof Collapse Investigation

Issue: New thermoplastic roof experienced seam failure and standing water, leading to leaks and structural concern

Process: Conducted field inspection, core sampling, infrared moisture survey, and review of contractor submittals

Result: Found improper weld techniques and slope design error; client secured full roof replacement through litigation support

Common questions

How is roof failure analysis different from a roof inspection?
An inspection records the condition of a roof at a point in time. Failure analysis starts from a known problem and works backward to the mechanism and cause behind it. That usually means test cuts, moisture survey, water testing and a review of the original design documents, submittals and warranty, rather than observation alone.
Can you determine who is responsible for the failure?
We determine what failed and why, and whether the evidence points to design, materials, workmanship or service conditions. That technical conclusion is what responsibility arguments rest on. Where the matter is heading toward a claim or dispute, our forensic roof investigation service handles the same work to an evidentiary standard.
Does a failing roof always need to be replaced?
No. Many failures are localized to flashings, terminations, drains or a specific area of wet insulation, and can be repaired without disturbing sound roofing. The purpose of the analysis is to establish how far the failure extends so the remedy matches the actual problem rather than assuming full replacement.
Will the investigation damage the existing roof?
Test cuts and core samples are destructive by nature, but they are small, limited in number and patched watertight the same day. Much of the work is non-destructive: visual survey, infrared or moisture scanning, and document review. We agree the number and location of test openings with you before any cutting begins.
Will test cuts or cores affect my roof warranty?
Warranty terms vary by manufacturer, so we review your warranty documents before any openings are made and work with you on notification. Investigative openings are taken only with your authorization and are patched. In many cases the warranty question is already open, because the failure itself is what prompted the investigation.
What documents should I gather before the analysis begins?
Anything that describes the roof as built or as maintained: construction drawings and specifications, submittals and product data sheets, the warranty, contractor repair invoices, maintenance records, prior consultant reports, and your own leak log with dates and locations. Photos taken during the original installation are especially useful. We can proceed without these, but they shorten the investigation.
Can you tell whether damage came from a storm or from ordinary wear?
Often, yes. Storm-related damage tends to have a characteristic pattern, distribution and orientation across the roof, while age-related deterioration develops more uniformly and follows exposure and traffic. We document both and report what the physical evidence supports, including where the evidence is inconclusive.
After the report, can you prepare the corrective work?
Yes. Our engineers and architects can develop repair or replacement documents that address the cause identified, and observe the work during construction to confirm it is built as specified. We still do not perform the roofing work itself, so the design and the field observation stay independent of the installing contractor.
