Common questions
Do you work directly for condominium associations and HOAs?
Yes. We are engaged by the association, the owner or the management company, not by a contractor. That means our investigation findings, repair documents and construction observation reports belong to the association, and our recommendations are not connected to any repair contract, material line or installation work we would be paid to perform.
A few owners report leaks after wind-driven rain. Where do you start?
We start with the reported locations, then look above and around them, because water frequently enters well away from where it appears. Depending on what the survey shows, we may recommend exploratory openings or water testing to confirm the entry point. Confirming the source first avoids paying for repairs that do not stop the leak.
Can your report be used for budgeting and reserve planning?
Our written reports document existing conditions, causes and repair options with photographs, which boards commonly use to support capital planning and reserve discussions. Where a longer view is needed, a facility condition assessment records the enclosure systems and their condition so the association can sequence work across multiple budget years.
Will residents have to leave during repairs?
Usually not. Repair documents for occupied residential buildings address staging, access, protection of balconies and entrances, unit access for interior work, and phasing so portions of the property remain usable. Building those requirements into the drawings and specifications lets bidders price them up front instead of raising them later as change orders.
