Inspec advises hospital, clinic and medical office owners on roofs, façades and waterproofing: leak investigation, condition assessments and repair design.

Protecting Healthcare Facilities with Reliable Building Solutions

Healthcare facilities must adhere to strict safety and sanitation standards to ensure patient well-being. INSPEC provides specialized building envelope services to protect hospitals, clinics, and other medical buildings from structural issues that could compromise patient care. Our services help healthcare providers maintain clean, safe, and efficient environments. Our Services Include:
  • Hospital roof and facade inspections
  • Waterproofing and leak detection
  • Building envelope assessments for clinics and medical offices
  • Compliance with healthcare regulations
Why INSPEC? With our extensive experience, we ensure that healthcare facilities are maintained to the highest standards. Our proactive approach helps healthcare providers avoid costly repairs and ensures that facilities are always ready to serve patients.

Common questions

Can roof or façade repairs be done while the hospital stays open?
Almost always, but the sequencing has to be designed, not improvised. We write scopes that keep each area watertight at the end of every shift, coordinate tear-off and crane work with clinical schedules, and identify which spaces below the work require additional protection. The construction documents carry those constraints so bidders price them from the start.
How do you handle infection control during enclosure work?
Infection control requirements come from the facility's own risk assessment process and its infection prevention staff. Our role is to make sure the repair documents and field observation reflect those requirements: containment, dust and debris control, hot work locations, and how air and pressure relationships between the work area and occupied space are maintained throughout.
What causes most leaks on healthcare roofs?
Rooftop mechanical equipment. Healthcare roofs carry air handlers, exhaust stacks, medical gas vents, generator flues and constant service traffic, so failures concentrate at curbs, penetrations, pipe supports and walkway areas rather than in the open field of the membrane. Tracing the actual entry point before repair matters more here than on a simple warehouse roof.
Does Inspec perform the repair work?
No. Inspec is a consulting engineering and architecture firm. We inspect, test, investigate, prepare repair or replacement designs, help owners bid the work and observe contractors during construction. Because we never install materials or take contractor markups, our assessment of what a building needs is independent of who ends up doing the work.
Which parts of a healthcare campus can Inspec assess?
Roofs of every type, exterior walls and cladding, windows, curtain wall and storefront, plaza and terrace waterproofing over occupied space, below-grade walls and foundations, and attached parking structures. On the civil side we also look at pavements, ambulance and service drives, and site drainage, so a campus can be reviewed as one asset.
How does rooftop mechanical equipment affect a hospital roof?
Dense equipment adds curbs, penetrations, pipe supports and conduit that are frequent leak sources, and it makes routine maintenance access difficult. Equipment also creates traffic, condensate discharge and exhaust that can degrade membrane locally. We evaluate the equipment layout alongside the membrane, because a replacement design has to solve both.
Can Inspec help build a multi-year capital plan for several buildings?
Yes. We assess each roof area, wall and waterproofed element, record its condition and remaining service life, and rank the work so spending follows risk rather than whichever leak is loudest. That information can be maintained over time as an asset management program, giving finance a defensible basis for the enclosure portion of the capital budget.
How do pressurization and humidity requirements influence enclosure design?
Clinical spaces are held at controlled pressures and humidity levels, which drives air and moisture through the enclosure in ways ordinary buildings do not experience. Air barrier continuity and vapor control have to be designed for those conditions. Where an assembly is unusual or the risk is high, hygrothermal modeling can be used to evaluate it before construction.
