Common questions
Does Inspec perform the repair work it recommends?
No. Inspec is a consulting engineering and architecture firm. We inspect, test, investigate, design and observe construction, and the repair or replacement work is performed by a contractor the owner retains separately. That separation is often useful for public owners, since the party defining the scope has no financial stake in its size.
Can you prepare documents for competitive public bidding?
Yes. We prepare enclosure repair, replacement and new-construction documents intended to be bid from, with defined scope, detailed existing conditions and stated performance requirements. Clear documents produce bids that can be compared against one another and reduce the change orders and disputes that follow vague scopes on publicly awarded contracts.
How can a condition assessment help our capital budget request?
An assessment documents the current condition of roofs, walls and waterproofing, identifies what is driving deterioration, and separates work that is urgent from work that can reasonably be deferred. That gives a board, council or committee a technical basis for ranking buildings and for defending both the spending and the deferrals.
Which areas do you work in?
Inspec works from offices in Chicago, Illinois; Milwaukee, Wisconsin; and Minneapolis, Minnesota. If you are considering a project for a public facility, contact the office nearest you and describe the building and the conditions you are seeing, and we can discuss the type of investigation or documentation the situation calls for.
