Common questions

How is a roof consultant different from a roofing contractor?
A contractor installs and repairs roofs and is paid for that work. Inspec is a consulting engineering and architecture firm hired by the owner. We inspect, test, investigate, specify and observe, but we never perform the repair work itself. That separation is what allows our recommendation to be independent of who ultimately gets the job.
Do I need a consultant if I already have bids from contractors?
Often yes. Bids frequently cover different scopes, insulation thicknesses, flashing details and warranty terms, which makes price comparison misleading. A consultant can put the work into one specification so bidders price the same thing, then review the responses. Owners generally find this most useful before bids go out rather than after.
Can consulting be limited to a single building or one decision?
Yes. Engagements range from a single opinion on whether a roof should be repaired or replaced, through specification and bidding support, to construction-phase observation on a full replacement. Multi-building owners often start with one property and expand into portfolio planning once they see how the findings are documented.
What information should I have ready before calling?
Helpful items include the building's age and use, roof age if known, membrane type, any existing warranty documents, prior inspection or repair records, and a description of the problem you are seeing. None of this is required. If you have none of it, we establish the baseline during the initial site visit.
What does an owner receive from a roof consulting engagement?
It depends on the scope. An evaluation results in a written report describing conditions, likely causes and recommended options. A project engagement adds drawings and specifications for bidding, written responses to bidder questions, and field observation reports during construction. Deliverables are agreed before work begins so you know what documentation you will hold at the end.
Can you help us decide between repairing and replacing a roof?
Yes, that is one of the most common reasons owners call. The recommendation rests on the deck and insulation condition, the number of existing roof layers, the state of flashings and drainage, the extent of any trapped moisture, and how long you intend to own the building. We investigate those factors first, then present the options with their consequences.
What happens during construction-phase observation?
A representative visits the site while work is underway and compares what is being installed against the contract documents. Attention goes to substrate preparation, fastening, seams, flashings, terminations and sequencing, since those are concealed once the next layer is placed. Observations are documented in writing, and discrepancies are raised while correction is still straightforward.
Does roof consulting cover parapets, walls and other adjacent areas?
It can, and often it should. Many leaks blamed on the roof originate at copings, parapets, wall claddings or roof-to-wall transitions. If the water source is uncertain, limiting the investigation to the membrane risks paying for the wrong repair. We can extend the scope into the surrounding enclosure so the actual entry point is identified.
